However, that construction is what makes it so durable. A well-maintained terrazzo floor can last the life of a building. But it also means the restoration process differs from polishing a natural stone floor.

Furthermore, old coatings are common. Over the years, many terrazzo floors were waxed, sealed with acrylics, or treated with products that sit on top rather than protect from within. These layers yellow, scratch, and trap dirt, making the floor look worse than it is.

Restoring terrazzo properly means understanding what’s underneath. We strip back what’s built up, repair the substrate where needed, and bring back the aggregate that was always there.

Terrazzo Floor Restoration in the Home

Indeed, a lot of the terrazzo we restore was laid decades ago — often in homes built through the 50s, 60s, and 70s. Some homeowners grew up with it. Others only discovered it after pulling up old carpet or vinyl.

Either way, the question is usually the same: is it worth restoring?

In most cases, yes. Terrazzo is one of the most durable flooring materials ever made. What looks tired or beyond saving is almost always surface-level wear. The aggregate and binder underneath are typically intact.

Terrazzo floor restoration begins when we assess the floor’s condition, repair any cracks or chips, then grind, hone, and polish until the original character comes back. The result is a floor that fits the home again, not a compromise.

Similarly, terrazzo was a popular choice for schools, hospitals, retail fitouts, and public buildings for good reason. It handles heavy foot traffic better than most flooring, and when maintained properly, it lasts generations.

But maintenance often slips. Floors get coated, patched, or cleaned with the wrong products. Over time, the surface dulls and the coatings yellow or peel.

As a result, we strip back what’s built up, address cracks and damaged sections, and restore the terrazzo itself, not just cover it over again. For larger spaces, we work in stages to minimise disruption.

Furniture is moved or protected. Cracks are filled, damaged areas repaired, and any loose aggregate addressed. We control dust and water throughout.

We work through progressively finer diamond abrasives, removing the worn surface and revealing the aggregate beneath. This is where the floor's original colour and detail reappear.

Sealing

Once polished, we apply a penetrating sealer to protect against staining and simplify ongoing cleaning. The floor keeps its natural look, just with added resistance to daily wear.

Terrazzo Floor Restoration Repairs: Chips, Cracks and Missing Aggregate

Polishing alone will not fix a floor that has physical damage in it. Most of the terrazzo we are called to needs some repair work before any grinding starts.

  • Chips and lost aggregate. Common at doorways, around fixed furniture and where partitions have been removed. We fill with a matched cement or resin mix, colour and aggregate blended to sit with the surrounding floor, then grind it flush.
  • Cracks. Hairline cracks are cut out, filled and stabilised. Wider structural cracks need the movement dealt with first, otherwise the repair simply reopens, and we will tell you if that is what we are looking at.
  • Old patches and past repairs. Previous repairs done in plain grey mortar stand out badly once the floor is polished. These usually get cut out and redone properly.
  • Divider strips. Brass and zinc strips lift, bend or go missing. They can be reset or replaced before refinishing.
  • Terrazzo tiles. Individual damaged tiles in a tiled terrazzo floor can often be repaired in place rather than lifted, which matters when the tile is no longer manufactured.

Repair first, refinish second. Done in that order the repairs disappear into the floor. Done the other way around they announce themselves.

Terrazzo Stairs, Steps, Landings and Partitions

Terrazzo was rarely used only on floors. Sydney buildings from the 1920s through to the 1970s are full of terrazzo stair treads, risers, nosings, landings, skirting, window sills, partitions and toilet cubicle divisions, and these are usually in worse condition than the floors because they take direct knocks.

Stairs are slow, careful work. Machines that cover a floor quickly are no use on a tread, so most of it is done with hand tools and small edge machines. Nosings wear round and lose their edge, risers get scuffed and chipped, and the junction between tread and riser collects decades of polish build-up. All of it can be brought back.

Partitions and cubicle divisions in older commercial and school buildings are the same story: solid terrazzo panels that clean up far better than most owners expect once the surface layer is taken back.

If your building has terrazzo stairs alongside a terrazzo floor, it is worth doing both together. Restoring the floor and leaving the stairs makes the stairs look considerably worse than they did before.

What Terrazzo Floor Restoration Costs

We quote per job after seeing the floor, because terrazzo varies enormously in what it needs. Two floors of the same size can be very different jobs.

The things that move the price are straightforward:

  • Coatings. A floor carrying decades of acrylic sealer or wax has to be stripped before anything else happens. This is often the single biggest variable.
  • Repair volume. A dozen chips is quick. A floor with cracking across the whole area, missing aggregate and failed divider strips is not.
  • Access and layout. Open floor area is efficient. Rooms broken up by fixed furniture, narrow corridors and stairs take proportionally longer.
  • Finish level. How far up the polish you want to go.
  • Timing. Commercial work done after hours or over a weekend to keep a site trading is priced differently to a daytime job.

Can terrazzo be polished back to a high gloss if it's scratched or worn?
Yes. Scratches and wear affect the surface layer, not the terrazzo itself. We grind back the damaged layer using diamond abrasives, then hone and polish until the floor reflects properly again. In most cases, even heavily worn terrazzo can be restored to a high gloss.

It depends on the stain. Surface-level discolouration usually comes out during the grinding and honing stages. Deeper stains like rust, oil, or anything that’s had time to absorb may need a poultice or targeted treatment before polishing begins.

We check for staining during the assessment and address it before we start grinding.

Usually, yes. Acrylics, waxes, and old sealers form a barrier that prevents proper grinding. Polishing over the top of a coating doesn’t restore the terrazzo; it just polishes the coating.

We assess what’s on the floor before starting and strip back whatever’s there if needed.

DIY kits don’t offer the equipment or range of abrasives needed to restore terrazzo evenly. It’s easy to grind too aggressively in one spot, damage the aggregate, or leave swirl marks across the surface. Most DIY attempts we see end up costing more to correct than having it done properly from the start.

It depends on the size of the area and the condition of the floor. Most residential jobs are completed within one to two days. Larger spaces or floors with heavy wear, cracking, or coating buildup may take longer.
